What is a Worn Roof?

A worn roof shows signs of deterioration, wear and tear, or damage due to various factors such as:

  • weather exposure
  • lack of maintenance

Common signs of a worn roof can include cracked or missing tiles, water leaks, sagging, lichen or moss growth, rusted flashing or valley irons and overall deterioration of the roofing materials.

A worn roof can occur on any type of roofing material, including corrugated roofs, tile, or slate. Over time, exposure to harsh weather elements such as sunlight, rain, snow, wind, and temperature fluctuations can cause a roof to become worn and compromised.

Which Roofs Can be Repainted?

Whether a roof can be repainted depends on the type of roofing. Some common roof types that can be repainted include:

Metal roofs, such as those made from steel or aluminium, can typically be repainted. Metal roofs are often coated with a protective layer of paint or coating to prevent rust and corrosion, but over time, this coating may fade or peel. Repainting a metal roof can help restore its appearance, protect it from further damage, and extend its lifespan.

Asphalt shingle roofs are not typically repainted, however there are specialised coatings available that can be applied to asphalt shingles to restore their appearance and protect them from UV radiation and weathering. These coatings are specifically formulated for use on asphalt shingles and can provide a new layer of protection without changing the shingle’s appearance significantly.

Concrete tile roofs are known for their durability and they can be repainted to freshen up their appearance or change their colour.

Terracotta tile roofs are typically valued for their natural, rustic appearance, and repainting them isn’t common, although it is possible. It’s important to note the service has not been around long enough for us to push this as a solution.

We’d always recommend speaking to an expert about tile roof painting because it’s not a one-size fits all solution.

Metal roofs, including steel, aluminium, or other metal alloys, can often be sealed or coated with protective coatings to prevent rust and corrosion, improve weather resistance, and extend their lifespan. Metal roof coatings are typically formulated to adhere to metal surfaces and provide a durable and protective layer.

Some terracotta tiles can be resealed, but it may depend on the condition of the tiles. For example, terracotta tiles with a glaze cannot be resealed by us. Once again there are other parties carrying out these works, but we like to stick to what we know in cement roof restorations.
